Value Add / Investment Acquisition Criteria

Saddleback Associates actively seeks to purchase industrial properties throughout the Southern California, Las Vegas, and Phoenix markets. Saddleback Associates has the ability to purchase properties with no financing or all cash. This often separates us from competition by enabling us to offer and close quickly on acquisitions. We acquire real estate on both a value add for profit and long term investment basis. Saddleback Associates continually looks to expand its broker relationships throughout our existing markets. The company remains committed to the procuring brokers by staying with them throughout the lease up and eventual sale of the property. We encourage brokers to submit all properties and to think of us as the perfect buyer for such opportunities within their industrial markets.
Ideal property type characteristics (not required, but preferred):
  • Freestanding Industrial Buildings from 5,000 to 50,000 square Feet
  • Target markets are the major markets throughout Southern California along with the Phoenix, AZ and Las Vegas, NV markets.
  • Vacant and or distressed properties to add value and reposition
  • Leased investments for longer term hold
  • Small multi-tenant value add industrial within our desired markets

Here are some additional characteristics we prefer, but not requirements:
  • Fenced Yard area
  • Lower office to warehouse ratio
  • Well parked buildings with ease of front to rear entry
  • Infill markets with low barriers to entry
  • Ample Grade level or Truck Well loading doors
  • Ample clear high relative to building size and type
